Do you have a question about property sales, lettings or finance? Or promoting a local event or business?

The management team have nearly 100 years combined experience as Estate Agents & Lettings Agents in and around Rugby, Leamington, Kenilworth and South Leicestershire, and specialise in different sectors of the property market. They are all experts in all types of property but excel in the bespoke marketing of character properties and new build developments. Keeping family values at the core of what we do, we want our clients to see us as trusted advisors for the long term.

You deserve to be impressed by Estate and Letting Agents.

We want you to enjoy the red carpet treatment from the moment you first speak with us. We set up Cadman Homes as a small letting agency in 2008, during the depth of the recession, as a result of Valerie being a victim of redundancy. We have grown into a multi-award winning practice winning local, national and international awards for innovation, marketing as well as “best in show”. Most recently we are proud to be judged in the top 5% of estate and letting agents.

We all know the property market inside out. You will always have the support of the whole team, but also benefit from a member of the management team being assigned to you, who will specialise in a relevant area of property be it sales, lettings, investment, property management or property law.

Unlike many other agents, they will also have a “360 degree” knowledge of the entire process of buying, selling or letting property. This insures that you get peace of mind and benefit from the very best advice and support.

We’ve been in your shoes as a seller, buyer, tenant & landlord! No matter whether you’re a vendor, landlord, potential tenant or buyer, we’re here for you, even outside of office hours.

Our mission statement is “To provide a 24 hour 7 day per week service to vendor, buyer, landlord and tenant, and hopefully do our bit to MAKE YOUR PROPERTY JOURNEY as EASY and STRESS FREE as possible”.

Best ways to enjoy drinking tea on National Tea Day

Tea drinking is more than simply a beverage; it`s frequently a ritual, a way to unwind, or a social activity

Meditation or Mindfulness
Drinking tea may serve as a kind of meditation on its own. As you drink the tea thoughtfully and allow yourself to be totally present in the moment, concentrate on the flavour, scent, and feeling of the tea.

Socializing
Throw a tea party at your house or arrange a virtual get-together with friends and family. Take advantage of this opportunity to catch up, swap tales, or just spend time together over a steaming cup of tea.

Yoga or Stretching
Incorporate mild stretches or yoga positions into your practice of drinking tea to enhance your flexibility and sense of calm. It`s a wonderful way to wind down at the end of the day.

Art or Craft Projects
Sip tea and unleash your inner artist by working on art projects like knitting, painting, or drawing. Tea`s calming properties might help you be more inspired and focused.

Listening to Music or Podcasts
Enjoy your tea while listening to an intriguing podcast or turning on your favourite music playlist. It`s a fun way to pass the time and enjoy some amusement.

Nature Walk or Outdoor Time
Sip your tea al fresco while taking in the scenery. Tea time outside may stimulate your senses and offer a welcome change of scenery, whether you have a backyard, balcony, or park nearby.

Learning or Skill Development
Take use of the time you spend sipping tea to pick up a new skill, like a musical instrument, language, or do-it-yourself project. Incorporate the delight of tea with the fulfilment that comes from developing oneself.

The different kinds of air conditioning systems to choose from

There are several varieties of air conditioning systems that are appropriate for home usage, and each has pros and downsides of its own

Central Air Conditioning
One of the most popular kinds of air conditioning systems for houses is this one. It is made up of a central unit that uses a network of vents and ducts placed all throughout the house to circulate cold air. Larger homes typically favour central air conditioning because of its reputation for consistently delivering cool air to every room.

Ductless Mini-Split Systems
These systems are perfect for houses without ducts or for adding rooms where it would not be possible to extend the ducts. A wall- or ceiling-mounted outside compressor unit and one or more inside air-handling units make up a mini-split system. They provide zoning flexibility, enabling the independent cooling of several rooms for individual comfort.

Window Air Conditioners
Window units are standalone devices that fit right into a window aperture. They are an affordable choice for tiny residences or individual rooms to be cooled. On the other hand, they might block window views and natural light, and they might use more energy than central or ductless systems.

Portable Air Conditioners
These units work well in flats or houses where permanent installation is not an option because they are portable and simple to transfer from room to room. Hot air from portable air conditioners is usually vented through an exhaust pipe or a window. Although practical, their efficiency might not match that of other kinds of systems, and they work best in limited areas.

Evaporative (Swamp) Coolers
Evaporative coolers, which are popular in arid regions, function by pushing heated air through pads saturated with water, allowing the water to evaporate, and then redistributing the cooled air back into the living area. Although they can effectively chill spaces and use less energy, they need to be maintained frequently and are not appropriate for humid areas.
