Do you have a question about property sales, lettings or finance? Or promoting a local event or business?

The management team have nearly 100 years combined experience as Estate Agents & Lettings Agents in and around Rugby, Leamington, Kenilworth and South Leicestershire, and specialise in different sectors of the property market. They are all experts in all types of property but excel in the bespoke marketing of character properties and new build developments. Keeping family values at the core of what we do, we want our clients to see us as trusted advisors for the long term.

You deserve to be impressed by Estate and Letting Agents.

We want you to enjoy the red carpet treatment from the moment you first speak with us. We set up Cadman Homes as a small letting agency in 2008, during the depth of the recession, as a result of Valerie being a victim of redundancy. We have grown into a multi-award winning practice winning local, national and international awards for innovation, marketing as well as “best in show”. Most recently we are proud to be judged in the top 5% of estate and letting agents.

We all know the property market inside out. You will always have the support of the whole team, but also benefit from a member of the management team being assigned to you, who will specialise in a relevant area of property be it sales, lettings, investment, property management or property law.

Unlike many other agents, they will also have a “360 degree” knowledge of the entire process of buying, selling or letting property. This insures that you get peace of mind and benefit from the very best advice and support.

We’ve been in your shoes as a seller, buyer, tenant & landlord! No matter whether you’re a vendor, landlord, potential tenant or buyer, we’re here for you, even outside of office hours.

Our mission statement is “To provide a 24 hour 7 day per week service to vendor, buyer, landlord and tenant, and hopefully do our bit to MAKE YOUR PROPERTY JOURNEY as EASY and STRESS FREE as possible”.

Choosing the right vestibule design for you

Vestibules are available in a variety of shapes and sizes

Enclosed Vestibules
These are completely enclosed entrances that are usually seen in colder regions. Winter heat loss can be reduced by using enclosed vestibules as a buffer zone between the interior and exterior. They frequently have a ceiling, walls surrounding all sides, and a door that opens into the main portion of the home.

Open Vestibules
Open vestibules are partially enclosed or open-air constructions in contrast to enclosed vestibules. They might have an open, breezy atmosphere with a roof supported by beams or columns instead of walls, shielding it from the weather. In warmer areas where shelter from the sun or rain is sought without compromising airflow, open vestibules are common.

Screened Vestibules
Screened vestibules, like open vestibules, provide insect and pest protection while maintaining ventilation. Instead of having complete walls, these vestibules have screens or mesh panels, which allow you to enjoy the outside in comfort without having to deal with annoying insects. If you want to enjoy pleasant weather without having to deal with bothersome insects, screened vestibules are perfect.

Covered Porches
Covered porches, though not typically called vestibules, provide a similar purpose by offering protected entryways to residences. These constructions usually have a roof that extends from the house`s main entrance and is supported by columns or posts. Covered porches are a useful feature to any house since they provide shelter from the sun, rain, and snow.

Decorative Vestibules
Certain vestibules provide visual attractiveness and architectural interest to a home`s exterior purely for aesthetic reasons. Decorative features like arches or pediments, elaborate mouldings, or elaborate columns can all be found in these vestibules. Even if they aren`t usually covered, they may nonetheless improve a home`s overall design and leave a lasting impact.

Adding value to your home with a vestibule extension

Adding an extended vestibule to your home can enhance its value in several ways

Extending a vestibule, which acts as a doorway connecting a home`s outside and inside, can have both functional and decorative advantages. First of all, a longer vestibule offers more room for organising and storing. To properly store coats, shoes, umbrellas, and other outdoor items, homeowners can build cupboards, shelves, or hooks. By reducing clutter in the living room and hallway, for example, this additional storage space may assist create a more orderly and tidy living space.

Moreover, by serving as an airlock between the inside and exterior, an elongated vestibule can increase energy efficiency. This can provide an extra barrier against chilly drafts entering the house when the front door is opened, which can assist reduce heat loss in colder climes. Similarly, in warmer climes, keeping cold air inside during hot weather through an elongated vestibule can assist cut down on the need for excessive air conditioning.

An expanded vestibule can improve a property`s curb appeal from a design standpoint. It offers a chance to design a warm entryway that sets the tone for the entire house. Owners can alter the layout to better fit their home`s architectural style by adding features like elegant front doors, accent tiles, or ornamental lighting. A well-designed entryway may enhance the property`s overall charm and provide prospective purchasers a good first impression.

Additionally, by making room for more amenities, an elongated vestibule can enhance the entryway`s use. Homeowners may decide to incorporate a bench or seating space, for instance, so that family members and visitors may wait for someone to answer the door or comfortably take off their shoes.

Crucial that landlords understand the types of tenancy contracts

An industry association has issued a reminder to landlords and rental agencies to make sure they understand the differences between contractual and statutory lease agreements

A recent example has brought attention to issues that arise when agents fail to recognise the distinctions between the agreements. A tenant once falsely claimed that they were exempt from a section 13 notice because of their periodic status, yet this was not the case. Once a six-month fixed-term tenancy has been established, it will transition to a periodic relationship, but which one? What is specified in the Assured Shorthold Tenancy agreement (AST) will determine this.

When the AST clearly states that a periodic tenancy will take over at the conclusion of the specified term, this effectively results in a contractual periodic tenancy. Conversely, if the AST does not include any post-fixed term agreements and the tenant stays on the property, then a statutory periodic tenancy is created.

A rent increase provision, which gives the landlord the right to raise the rent annually, is incorporated in many ASTs. Now, if your contract contains a periodic provision, you can utilise it to raise rent without having to submit a section 13 rent increase notice as long as the clause is deemed to be a fair term.

Even if the tenant in a contractual periodic rental vacates without providing notice, they will still be responsible for paying council tax until the end of the tenancy. On the other hand, as statutory periodic tenancies are considered fresh tenancies, the renters` duty for council tax is limited to the time they reside in the property. This implies that the landlord may be responsible for paying council taxes if the renter vacates the premises or leaves without giving notice.
